Hatch Exit Solutions, Inc. (“Hatch,” “we,” “us,” or “our”) respects your privacy. This Privacy Policy explains how we collect, use, disclose, and protect personal information when you visit our website, use our calculator or other online tools, contact us, schedule a call, request educational information, ask for an introduction, respond to our outreach, or otherwise interact with Hatch.
Hatch provides educational information, coordination support, and introductions to independent third-party professionals. This Privacy Policy covers our privacy practices. It does not change the limits of Hatch’s role described in our Disclosures or other website notices.
“Personal information” means information that identifies, relates to, describes, can reasonably be associated with, or could reasonably be linked to an individual or household.

Personal information we collect
We collect personal information in three main ways: information you provide, information collected automatically through the website, and information we receive from public records or third parties.
Information you provide
Depending on how you interact with Hatch, you may provide:
- Contact information, such as name, email address, phone number, mailing address, and communication preferences.
- Property information, such as property address, property type, number of units, ownership details, estimated value, rental status, occupancy, rent information, mortgage or debt information, planned sale timing, and other facts you choose to share.
- Calculator inputs, such as estimated sale price, purchase price, estimated basis, capital improvements, depreciation, debt payoff, closing costs, state, estimated gain, and other financial or tax-related inputs.
- Transaction and planning information, such as whether you are considering a cash sale, 1031 exchange, DST, 721-style structure, seller financing, broker introduction, qualified intermediary introduction, CPA introduction, attorney introduction, or other professional referral.
- Communications, such as emails, texts, form submissions, chat messages, call notes, scheduling details, and feedback.
- Referral-consent information, such as the professionals you ask us to contact, the information you authorize us to share, and records of introductions we make at your request.
- Marketing preferences, such as newsletter subscriptions, event registrations, unsubscribe requests, and communication choices.
- Documents or files, if we make upload functionality available and you choose to submit them.
Information we ask you not to submit through standard website forms
Do not submit Social Security numbers, driver’s license images, passport numbers, government IDs, bank-account numbers, wire instructions, tax returns, brokerage statements, full tenant files, health information, children’s information, or other highly sensitive information through ordinary website forms, calculator fields, or email. If Hatch needs sensitive information later, we will use a process reviewed by counsel and designed for that purpose.
Information collected automatically
When you visit the website, we and our service providers may automatically collect information such as:
- IP address, device identifiers, browser type, operating system, and approximate location derived from IP address.
- Pages viewed, links clicked, referral pages, session duration, scroll activity, form interactions, and other website usage data.
- Cookie, pixel, local storage, and similar technology data.
- Analytics, advertising, and performance data generated through tools we use to operate and improve the website.
Information from public records or third parties
We may receive information about you or your property from public records, property-data providers, marketing-data providers, brokers, advisors, service providers, referral partners, or professionals you authorize to share information with us. This may include property ownership records, property characteristics, mailing addresses, phone numbers, email addresses, transaction history, estimated property value, mortgage or lien information, or other information relevant to Hatch’s educational and coordination services.

How we use personal information
We may use personal information to:
- Operate, maintain, improve, and secure the website, calculator, forms, and other online tools.
- Respond to inquiries, schedule calls, and communicate with you.
- Provide educational information about sale options, tax-deferral concepts, reinvestment paths, real estate terms, and ownership tradeoffs.
- Generate calculator outputs, estimates, summaries, and other materials you request.
- Understand your property, timing, goals, and requested next steps at a general educational level.
- Coordinate introductions to independent third-party professionals when you request or authorize an introduction.
- Maintain records of communications, requests, consent, introductions, and follow-up activity.
- Send newsletters, educational materials, event invitations, updates, marketing messages, and other communications where permitted by law.
- Measure website performance, improve content, understand marketing effectiveness, and advertise Hatch’s services.
- Detect, prevent, investigate, and address fraud, misuse, security incidents, unlawful activity, or technical problems.
- Comply with legal obligations, respond to lawful requests, enforce agreements, and protect rights, safety, and property.
- Create aggregated, anonymized, or de-identified information for analytics, business planning, and service improvement.

How we disclose personal information
We may disclose personal information as described below.
Service providers
We may disclose personal information to service providers that help us operate Hatch. These may include website hosting providers, CRM providers, form providers, analytics providers, advertising platforms, email and SMS providers, call-tracking providers, scheduling tools, cloud-storage providers, customer-support tools, security vendors, data-enrichment providers, and professional service providers. These providers may use personal information only to provide services to Hatch or as otherwise permitted by their agreements with us.
Independent third-party professionals you ask us to involve
If you ask Hatch for an introduction, we may share information you provide with independent third-party professionals so they can evaluate whether and how to respond to your request. These professionals may include real estate brokers, qualified intermediaries, attorneys, CPAs, DST professionals, 1031 professionals, 721/fund professionals, registered investment advisers, broker-dealers, lenders, title companies, insurance providers, property managers, appraisers, or other service providers.
These third parties are separate from Hatch. Their services, fees, licenses, advice, recommendations, privacy practices, and outcomes are governed by their own agreements and privacy policies. You are responsible for deciding whether to engage any third party.
Hatch may receive compensation from third parties in connection with education, coordination, or introductions. That compensation, if applicable, will be addressed in Hatch’s Disclosures and other applicable notices.
Advertising, analytics, and marketing partners
We may disclose website usage information and similar data to analytics, advertising, and marketing partners to understand website activity, measure campaigns, improve content, and market Hatch’s services. Depending on the tools we use and the law that applies, this activity may be considered “sharing,” “selling,” or processing for targeted advertising. See "Your privacy choices" and "State privacy rights" below.
Affiliates, business transfers, legal reasons, and consent
We may disclose personal information to Hatch affiliates for purposes consistent with this Privacy Policy. We may disclose personal information in connection with a merger, financing, acquisition, reorganization, sale of assets, bankruptcy, or similar business transaction. We may disclose personal information when required by law, legal process, subpoena, court order, government request, or to protect rights, safety, security, property, and lawful interests. We may also disclose personal information with your consent or at your direction.
Aggregated, anonymized, or de-identified information
We may disclose aggregated, anonymized, or de-identified information that cannot reasonably be used to identify you. We may use that information for analytics, business planning, research, website improvement, and reporting.
Section 4
Third-party introductions and consent
Hatch’s work may involve introductions to independent professionals. We will not intentionally share your contact information, property information, calculator inputs, or transaction details with a third-party professional for a personalized introduction unless you request or authorize that introduction, or unless another lawful basis applies.
Before we make an introduction, we may ask you to confirm that you authorize Hatch to share relevant information with the identified third party. You can choose not to authorize an introduction. If you decline, Hatch may be unable to coordinate that requested next step.
Section 6
Marketing emails, calls, and text messages
We may send marketing emails, newsletters, educational content, and updates. You may opt out of marketing emails by using the unsubscribe link in the email or by contacting us at arthur@hatchexits.com.
If you provide a phone number, Hatch may call or text you about your inquiry, subject to applicable law and any consent required on the form where you provide your number. You may opt out of marketing texts by replying STOP or by contacting us. Message and data rates may apply. We may still send transactional or service messages where permitted by law.
Consent to marketing calls or texts is not a condition of buying any goods or services from Hatch.
SMS and phone number handling
When you submit a lead form on hatchexits.com, you may provide a phone number. We collect that phone number to contact you about your inquiry.
SMS consent is collected separately. To receive automated text messages from Hatch, you must affirmatively check the SMS opt-in checkbox on the form. Submitting the form without checking that box will not opt you in to text messages. SMS consent is optional and is not required to use any other part of our services.
Text messages from Hatch are limited in scope to scheduling, follow-ups, and logistics about your inquiry. Hatch does not use SMS for marketing or promotional content.
Hatch does not sell phone numbers or SMS consent. We do not share phone numbers or SMS consent with third parties for their marketing purposes. Phone numbers may still be shared with the service providers we use to deliver SMS and operate the website (for example, our SMS gateway and CRM), strictly to provide those services to Hatch.
Even if you do not opt in to text messages, we may call you about your inquiry, subject to applicable law.
Section 7
How long we keep personal information
We keep personal information for as long as reasonably necessary for the purposes described in this Privacy Policy. That may include responding to inquiries, providing requested information, maintaining records of consent and introductions, operating the website, complying with legal obligations, resolving disputes, preventing fraud, enforcing agreements, and maintaining security.
When personal information is no longer needed, we may delete it, anonymize it, de-identify it, or isolate it from further processing. Retention periods may vary based on the type of information, the sensitivity of the information, business needs, legal requirements, and risk considerations.

Security
We use administrative, technical, and physical safeguards designed to protect personal information. No website, transmission, storage system, or internet-connected service can be guaranteed secure. Do not submit highly sensitive information through ordinary website forms, email, or calculator fields unless Hatch specifically requests it through an approved process.

Your privacy choices
You have choices about your information:
- You may decline to provide certain information, but Hatch may be unable to respond, generate estimates, or coordinate introductions without it.
- You may ask us to update or delete certain information by contacting arthur@hatchexits.com. We may retain information where needed for legal, compliance, security, dispute, or legitimate business purposes.
- You may unsubscribe from marketing emails through the unsubscribe link.
- You may opt out of marketing texts by replying STOP or contacting us.
- You may control cookies through browser settings and, where available, a cookie preference tool.
- If applicable law gives you additional rights, you may exercise those rights as described below.
Section 10
State privacy rights
Some state privacy laws give residents specific rights. Depending on where you live and whether a law applies to Hatch, these rights may include the right to confirm whether we process your personal information, access your personal information, correct inaccurate information, delete information, obtain a copy of information, opt out of sale, opt out of sharing, opt out of targeted advertising, opt out of certain profiling, limit certain uses of sensitive personal information, appeal a denied request, and receive nondiscriminatory treatment for exercising privacy rights.

You may also authorize another person to submit a request for you where allowed by law. We may deny a request where permitted by law, such as when we need to keep information for legal, security, fraud-prevention, recordkeeping, or other lawful purposes.
California notice at collection
If the California Consumer Privacy Act, as amended, applies to Hatch, this section is intended to serve as a notice at collection for California residents. The categories below describe information we may collect, use, and disclose. Hatch should update this table before publication so it matches actual data practices.
We do not sell personal information for money. We may share personal information with advertising, analytics, or marketing partners in ways that may be considered "sharing," "selling," or targeted advertising under some state privacy laws. We do not knowingly sell or share personal information of individuals under 16. We do not use sensitive personal information to infer characteristics about you unless permitted by law or with any required consent.
New Jersey and other state privacy laws
If you live in New Jersey, Colorado, Connecticut, Virginia, Utah, Texas, Oregon, Delaware, Montana, Florida, Tennessee, Iowa, Indiana, Kentucky, Maryland, Minnesota, Nebraska, New Hampshire, Rhode Island, or another state with an applicable privacy law, you may have additional rights under that law. Hatch will respond to requests as required by applicable law.
Where required, Hatch will honor opt-out preference signals such as Global Privacy Control for sale, sharing, or targeted advertising. Hatch should enable the required technical handling before publishing this language if the law applies.

Children
The website and Hatch services are intended for adults. They are not directed to children under 13, and we do not knowingly collect personal information from children under 13. If we learn that we collected personal information from a child without required consent, we will take appropriate steps to delete it.

Third-party websites and services
The website may link to third-party websites, tools, brokers, advisors, platforms, service providers, or resources. Hatch is not responsible for the privacy practices of third parties. Review their privacy policies before providing information to them.
Section 13
International visitors
Hatch is based in the United States. If you access the website from outside the United States, your information may be processed in the United States or other jurisdictions where privacy laws may differ from the laws in your location.

Changes to this Privacy Policy
We may update this Privacy Policy from time to time. The updated policy will be posted on this page with a revised effective date. If changes are material, we may provide additional notice where required by law.
